Price reduced $775,000! Quigley Coulee Ranch is located SW of Choteau & NW of Augusta bordering Pishkun Reservoir. There are 7,700+/- deeded acres, 947 acres State Lease & 93 acres BLM lease. There are 1,141 acres in CRP until 2032. New fiber optic line was installed Fall 2019 along Jacksons Corner Rd which is the south access to the east unit (Pishkun unit). The east unit also has access from Pishkun Rd. This unit has CRP and grazing ground. Terrain is a mix of benches - with incredible views - swales and slopes. This easement allows for each unit to be split once with a minimum of 160 acres to be split off. This means that the Quigley unit can be split once and the Pishkun unit can also be split once. The north half of Section 34 is unencumbered. Pishkun Reservoir is the major water feature bordering the Quigley Coulee Ranch. This reservoir is accessible from all points on the ranch. It has over 13 miles of shoreline and has a good population of Kokanee Salmon, Rainbow Trout and Northern Pike. The reservoir and surrounding wetlands provide nesting habitat for many species of waterfowl. The area is known for upland birds, big game and a healthy population of grizzly bears. This is why the U.S. Fish and Wildlife Service have so much interest in the area. Thus, the sellers have a 15 yr CRP contract when 10 yrs is the norm. Other conservation groups have been actively working to protect this highly desirable landscape and unique wildlife habitat. While the deeded portions of the ranch are not contiguous, state leased ground provides connectivity to the whole ranch. Sellers purchased an insurable access - 30 foot wide tract through State ground - that is indefinite (see county map).
